Finding proper business financing is not easy at the best of times for most small and medium sized business owners and managers.
There are a number of reasons that collectively explain why the business financing market can be so difficult to understand and navigate.
But probably the single biggest reason is the lack of useful information about how the business financing market actually works.
Business financing information and education sources predominantly come in two forms: 1) Text books; 2) Major bank advertising.
If you've ever read through a educational finance text book or taken a business financing course, you already know how difficult it can be to apply the theories, principles, and strategies to a small or medium sized business.
Our formal education system provides limited information as to how the market place works, how to plan for financing requirements, how to manage periods of growth, decline, transition, start up, etc.
Sure academic books and courses can go through all these areas in great detail, but is the information practical, real world, something you can relate to and apply yourself as a manager or owner of a small or medium sized business?
In most cases, the answer is a resounding NO.
Most finance text books speak to big business financing dynamics that are not easily transferable to small and medium sized business scenarios.
Outside of the formal education system, the next great source of business financing information is the information provided by the major banks, which they tend to make available to you by the boat load through their broad based marketing campaigns.
Unfortunately, the information by itself seldom helps you determine if a particular institution would be able to provide you with financing, or what would be required to qualify for a loan.
The good news is that business financing sources continue to grow in numbers as more and more lenders carve out a particular piece of the market to service.
In order to take advantage of these alternatives, you need to have a solid approach in place when seeking business financing.
Here's a short list of things to consider
>>> Develop a solid, ongoing, understanding of both your personal and business assets, income, and cash flow.
Regardless of the business financing model, these elements will always come into play to some degree.
Being able to demonstrate a solid understanding of your business financials is also an indication of your ability to manage the underlying business.
>>> Monitor and manage your personal and business credit.
Small and medium sized business financing is focused on both personal and business credit histories.
Regular reviews of both personal and business credit reports from the major credit reporting agencies are important to avoid errors and credit practices that can severely damage your borrowing power.
>>> Develop your marketing position.
Yes, seeking business financing is a marketing exercise.
When applying for business financing, you're marketing your business to lending sources and they in turn are marketing their business financing programs to you.
Think of the lender as a customer to better understand what they're looking for. Then, develop a business proposal that addresses all their potential needs and concerns.
>>> Research Lending Sources
There are lots of business financing sources. But there is also lots of variation in the types of business applications each one is prepared to consider.
Broad based lenders rely on credit history and net worth.
As you get more specific in terms of financing application and industry, lender programs become more narrow and can be harder to locate.
You need to consider things like industry, sector, and geography when looking for business financing sources.
Financing consultants and business loan brokers can be an excellent source of information to aid you in this process.
>>> Qualify The Lender
Before you make a formal application, find out if the lender has the programs and lending track record to meet your specific needs.
Too often, the lender is doing all the qualifying.
>>> Compare your options
Depending on the scenario, there can be several financing strategies that could work for your business.
Make sure you take the time to compare before making a decision.
The extra time spent could save you considerable time and money in the long run.
>>> Start Today
Regardless of what your business financing needs are right now, you should regularly invest time staying on top of your business financials, monitoring your credit, and researching financing sources that fit your industry and potential future requirements.
When the time comes to acquire capital, your proactive efforts can make all the difference in getting the capital you need with terms and timing that are acceptable to your business.

Buying A Home After Bankruptcy - Get A Mortgage Loan After Bankruptcy
by: Carrie Reeder
If you have a recent bankruptcy on your credit and are looking to get financing for a home, there is hope. Buying a home with bad credit will just put more emphasis on the other two factors needed to get a mortgage loan, which are; income verification and a down payment.
After bankruptcy most lenders want you to wait at least 2 years from the time of the bankruptcy discharge before they will consider you for a mortgage loan. After the two year waiting period is over, you should be able to get financing easily. You should also be able to get 100% financing as well. You can usually achieve this as long as at least most of your payments have been reported to the credit bureau as having been paid on time since the discharge of your bankruptcy.
If you are looking to get a mortgage loan after bankruptcy sooner than the 2 years from the time of discharge,...

Cheaper Car Loans
by: Peter Kenny
Every time you go to a car dealer to buy a car, whether it be new or used, it is highly likely that the dealer will also have on offer, various financing deals that will assist you in paying for the car. While these may seem extremely attractive, especially if you don?t think you could afford the car outright, you should always check twice to make sure you are not getting ripped off or taken advantage of.
The most important thing to know in these situations where the car dealer is offering you vehicle financing, is that you do not have to take your car loan from the dealer. There are a host of alternative car loan sources that will be willing to lend you the money you need to buy the car, such as banks and other lenders, and if they are reluctant to lend you the money you need, perhaps this is an indication that you cannot afford the car and should look at buying something cheaper or waiting till you have a...

Car Auctions 101
by: Gregory Ashton
Car auctions are a good place to get good a bargain on cars. But buying cars from auctions can be very complicated. This is particularly true for the uninitiated. Of course the cars in auctions are generally cheaper. But they are cheap because they lack the guarantees that come with cars bought from dealers. The rules in auctions are simple, you bid an item, you pay for it, and you own it.
It is therefore not advisable for persons without much experience in motor vehicles to just go to an auction and buy a car.
What you?ll need if you?re planning to buy a car in an auction is a good eye, good observation skills and a willingness to learn the car auction process.
You can even make it a business by buying cars at auction and then selling them at a profit. There are several people who have made huge profits by buying and selling cars at auction.
There are basically two kinds of car auctions,...

Real Estate Foreclosure and Your Mortgage Financing Options
by: David Arnold Livingston
Foreclosure is one of the risks involved in engaging in
business or owning a property if financing comes from a
lender which can be a bank, an institution, family and
friends and any agencies that can provide the needed
amount. Owning a home is one of the needs that man
desires to fulfill but with the present situation of
the world, money will always be involved. The same is
true for entrepreneurs who want to venture into the
business they want. Along the process they can either
be a success or a failure, a winner or a loser.
Foreclosure happens when the debtor fails to pay his
mortgage. A mortgage is defined as a temporary,
conditional pledge of property to the creditor to
ensure performance of the obligation to pay for the
debt. The mortgage or the security interest in the
property gives the creditor...

Finance Your Real Estate Investment Properties
by: Peter Dobler
Unlike traditional residential real estate mortgages, real estate investment financing is way more creative and offers more options than you think. The golden rule in real estate investment is OPM (Other People?s Money).
I have enough money; shouldn?t I buy my real estate investment for cash? No, I absolutely advice against investing large sums of cash into a single real estate investment. There are two reasons why not. First, you give away most of your profits by not leveraging your real estate investment. Second, it is far too risky to put every egg into one basket.
Let me explain the leverage issue for a moment. I will give you an example of a $100,000 investment property that typically increases its value (appreciates) by 7% average a year. Maybe more, maybe less depending where you live. Paying all cash for this property will yield in a 7% appreciation profit plus the...

Making Money In Real Estate - 10 Basic Ways
by: Steve Gillman
Making money in real estate is an endless topic that includes all the various types of real estate investments. There is land, apartment buildings, homes, commercial buildings and more. Whatever the type however, you'll make your profits in some of the basic ways listed below. Use this list to get yourself thinking of the possibilities.
1. Appreciation. Making money in real estate can be as simple as holding on and waiting. To really get the most appreciation in value, however, you should buy in an area where demand is growing faster than the supply.
2. Depreciation. Remember that after all the tax law changes, you still get to declare a loss for depreciation that doesn't really exist. That can save you a lot at tax time, meaning more after-tax profit. To maximize this, buy property that has its value primarily in the buildings,
because you can't depreciate the value...
